House Maintenance
We’d like to remind you that the Tenants must maintain reasonable health, cleanliness, and sanitary standards throughout the rental unit and the other areas of the residential property Tenants have access to.
Humidity
- The ideal relative humidity level for a home is between 40 and 50 percent.
- Increasing the airflow within your home (Open the window at least one hour a day).
- Bathroom exhaust fans and vent fans for your stove can be key in keeping a low humidity level in your house.
Garden & Exterior
- Please keep clean the exterior of the house.
- If you need help with gardening or tree trimming, please contact us to discuss it with the owner.
Pest control
- Remove clutter and rubbish from your yard, garage/carport, and basement.
- Clean up any leftover food when your pet is finished eating.
- Use proper garbage cans with tight-fitting lids to store garbage.
- Wash away urine stains, rub marks, and tracks with a mild bleach solution.
- Using Snap traps, Multiple catch traps, Glue boards, or Pesticides to control rodents.

Wildlife
- Vancouver’s close relationship with nature can sometimes mean dealing with coyotes, raccoons, skunks, and other wild animals.

Pets
- Permission is absolutely necessary (From the house owner and the building(*or Strata)).
- Tenant insurance with pet damages needed.
- Licensing your dog is mandatory in Vancouver.

Appliance Maintenance
Please do not use high power-consuming appliances at the same time — appliances overloading the power source. Every problem caused by the action of the tenant, the tenant liability for it.
If you can’t solve your problem, please contact us.
Laundry Machine & Dryer
- Inspect the hose: Check the hose has a crack or bulges regularly.
- Don’t overload it: our recommendation is 1/2~3/4 full.
- Use the right detergent.
- Use the right amount of detergent: Especially for the drum machine, lots of detergents can be caused by a problem.
- Clean the interior and dispenser regularly.
- Leave the door after you use it: It will help the smell problem.
- Don’t leave clean laundry in the machine.
- Clean the lint screen after you use it.
Freezer
- Please check the temperature control setting.
- Zero degrees (or even lower) is the best temp for long-term frozen food storage.
- Keeping the freezer nearly empty.
- When you feel the freezer does not work correctly:
- You can check condenser coils are clean or dirty. If you can clean it, the performance will be way better.
- If you see frost building up on the back wall of the freezer, it would be one problem. It restricts airflow through the evaporator coils and prevents proper cooling. If you can, you can remove whole foods from your freezer and unplug it, open the door for almost one day. It will melt out naturally. This one also can help the freezer’s performance.
Dish Washer
- Do not leave too much food on plates.
- Cleaning out the filter; prevent smell and draining problems.
- Use the right detergent and rinse aid.
- Does your soap dispenser not open?
- The dispenser may be blocked. Check and remove a tall plate/board in front of the soap dispenser.
Oven
- For best results, use the center rack when baking and cooking, unless your recipe specifies otherwise.
- Skip the foil on the oven floor, and use a cookie sheet or baking dish to catch spills.
- Unplug the oven before cleaning.
- Deep clean the grates.
- Check the door gasket at least once a month to make sure there’s no damage.
Garburator
- Do not overfill the garbage disposal.
- Try to use the garburator regularly and often.
- Add hot water if you use the garburator for sticky disposal.
Key/Fob Instruction
Lost Keys or FOBs: The tenant is fully responsible for the Keys or FOBs provided to them. If the Keys and/or FOBs are lost, it is your responsibility to replace them at your own cost.
If locksmith service is used and the locks have changed, contact us immediately to provide us copies of the new keys for Emergencies.

If FOB is lost, contact the building/strata manager to arrange for a new FOB.
- Service charges are subject to Building/Strata policy.
Malfunction of Smart lock: Please check the batteries first.
- Service does not cover supply items such as batteries.
- How to change Battery?
- Make sure your system is disarmed.
- Grab your inside part of the door, slide the cover off of your door lock.
- Grip the top of the battery pack from the top and pull it up.
- Remove the old batteries and replace them with new batteries.
- Replace the battery pack and the cover on your door lock.
- Please keep in mind, location of the Battery pack may vary depending on model.
If it’s not a batteries problem, please submit a maintenance request form.
